How Much Does Attic Insulation Cost?
For a standard 3-bedroom semi-detached house, professional attic insulation installation ranges from €1,200 to €2,400 (materials and labour included). This covers clearing the joists, installing a draft-proof walkway, lagging pipes and cold water tanks, and laying 300mm of mineral wool rolls. A smaller bungalow or mid-terrace loft costs €800 to €1,600, while a larger detached home ranges from €2,200 to €3,500.
SEAI Attic Insulation Grants
To help homeowners manage these costs, the Sustainable Energy Authority of Ireland (SEAI) offers direct insulation grants that cover a significant portion of the work:
- Apartment Loft: €800 grant
- Mid-Terrace House: €1,200 grant
- Semi-Detached House: €1,300 grant
- Detached House: €1,500 grant

Free Attic Insulation for Pensioners and Elderly
If you are a pensioner, over 70, or a low-income homeowner receiving the Fuel Allowance, Working Family Payment, or Carer’s Allowance, you can get attic insulation completely free under the SEAI Warmer Homes Scheme (Fully Funded Energy Upgrade). The scheme covers 100% of material and labour costs to bring your home's thermal envelope up to modern standards.
A Critical Note on Attic Spray Foam Insulation
While spray foam insulation can be used in attics, you must be extremely cautious. Major Irish mortgage banks (including AIB and BOI) have started refusing loans or top-ups on homes with spray foam applied directly to roof rafters due to structural timber rot concerns. To ensure your home remains mortgageable and healthy, attic insulation rolls (mineral wool or fiberglass) laid on the joists are the standard, safest, and most recommended method by structural surveyors.
