2026 Is the Best Year Yet to Upgrade Your Home
The Irish government has allocated €558 million in SEAI grants for 2026. This is the most generous package of funding ever offered, targeting 70,000 homes. Whether your home is cold, draughty, expensive to heat, or all three, government grants can cover a significant portion of the cost to make it warmer and cheaper to run.
The most important thing: you do not have to be poor or struggling to qualify. These grants are available to any homeowner whose house was built before 2011. You can be in receipt of grants even if you own your home outright or have a mortgage.
How Much Heat Are You Losing Right Now?
Through your roof: 20 to 30% of your home's heat escapes through an uninsulated or poorly insulated attic. This is the single biggest source of heat loss in most Irish homes.
Through your walls: If your home was built with solid brick walls (no cavity), up to 35% of heat loss occurs through walls. Cavity walls (with a gap between the two brick layers) lose less, but can still be insulated.
Through windows and doors: Single-glazed windows and poorly fitted doors are major sources of draughts and heat loss.
Through inefficient heating: An old oil or gas boiler wastes energy. Modern heat pumps can be 300-400% more efficient.
The good news: government grants exist to fix all of these problems. And the cost to you is much lower than it used to be.
What Grants Are Available in 2026?
Attic Insulation: Up to €2,500
Who qualifies: Any homeowner whose house was built and occupied before 2011.
Standard grant amount: €2,000
If you are a first-time buyer (purchased after 1 January 2025): €2,500
If you receive qualifying welfare payments: €2,500 (see list below)
What this covers: Adding insulation to your attic (roof space). Typical thickness is 150-200mm of mineral fibre, cellulose, or other approved insulation material. This can reduce heat loss through the roof by up to 75%.
Potential savings: Homes that properly insulate their attic typically save €200 to €400 per year on heating bills.
Wall Insulation (Cavity, Internal, or External): Up to €8,000
Who qualifies: Homeowners with homes built and occupied before 2011.
Maximum grant amount: €8,000
Important change (March 2026): If you previously received a grant for cavity wall or internal wall insulation, you can now apply for a SECOND wall insulation measure. This is a big change. You could get cavity insulation done first (cheaper), and later upgrade to external wall insulation (more expensive but more effective). This "double wall" approach makes your home significantly warmer.
Three types of wall insulation available:
- Cavity wall insulation: If your home has a cavity wall (two layers of brick with a gap between), insulation can be injected into that gap from outside. This is the cheapest option (€3,000 to €5,000 typical cost) and takes just 1 to 2 days. Grant covers significant portion.
- External wall insulation (EWI): A continuous layer of insulation is fixed to the outside of your home, then covered with a protective render finish. More expensive (€15,000 to €25,000) but the most effective. SEAI grants cover up to €8,000. Gives your home a fresh new exterior appearance with choices of render colour and texture.
- Internal wall insulation (dry lining): Insulation boards are fixed to the inside of exterior walls. Less disruptive than EWI but takes up interior space. Useful for listed buildings where exterior changes aren't allowed.
Potential savings: Wall insulation can reduce heat loss by 25 to 40%, saving €300 to €600 per year on heating.
Heat Pumps: Up to €12,500 (Biggest increase in 2026)
This grant nearly doubled in February 2026. If you have an old oil boiler or gas boiler, this is the upgrade that will save you the most money.
Who qualifies: Any homeowner replacing an old heating system with a heat pump.
Maximum grant amount: €12,500 total, made up of three parts:
- Heat pump unit: up to €6,500
- Central heating upgrades (radiators, pipework, controls): up to €2,000
- Renewable Heat Bonus (if replacing fossil fuel boiler): up to €4,000
What is a heat pump? It extracts heat from the outside air (even in cold weather) and distributes it throughout your home. Air-to-air systems work like a reverse air conditioning unit. Air-to-water systems heat your central heating water. Modern heat pumps are 300 to 400% more efficient than traditional boilers.
VAT benefit: Heat pumps qualify for 9% VAT (reduced from 23% standard rate). This is the lowest VAT rate allowed by EU law.
Important requirement: You must get a technical assessment by an SEAI-registered assessor before applying for the grant. For older homes built before 2007, a heat loss assessment is also required (unless your BER already shows good insulation). This assessment is inexpensive and tells you exactly which heat pump type suits your home.
Potential savings: Heat pump upgrades typically save €600 to €1,200 per year on heating bills, even if you combine them with increased comfort (warmer home).
Windows and Doors: Up to €4,000 for Windows, €800 Per Door (New in March 2026)
This is brand new for 2026. For the first time, SEAI is offering standalone grants for window and door replacement.
Windows grant: Up to €4,000 (amount varies by property type and number of windows)
Doors grant: €800 per external door, maximum of two doors (total €1,600)
Who qualifies: Homes built and occupied before 2011 with adequate attic and wall insulation already in place (or installed at same time).
What this covers: Replacement of single or double-glazed windows with high-performance windows. Single-glazed windows (older homes) are prioritised. Modern double-glazed windows with low U-values (1.4 or better) dramatically reduce draughts and heat loss.
Example: A detached home replacing windows and two doors could receive up to €5,600 in total grant support.
Potential savings: Window upgrades reduce draughts and reduce heating bills by 10 to 15%.
Solar Panels (Solar PV): €1,800 Flat Grant
Who qualifies: Any homeowner with a home built and occupied before 2021.
Grant amount: €1,800 (flat rate for 2026)
VAT benefit: 0% VAT on solar panel supply and installation (since May 2023)
What this covers: Installation of rooftop or ground-mounted solar PV panels that generate electricity. Your home uses this electricity directly, reducing your grid electricity bill. Excess electricity can be exported to the grid for payment in some cases.
Potential savings: A typical 4 kW solar system can save €800 to €1,200 per year on electricity bills, depending on roof orientation and weather.
Bonus: Solar panels work well alongside heat pumps. Your daytime solar electricity can power your heat pump, further reducing bills.
Solar Thermal (Solar Water Heating): Varies
Solar thermal systems heat your water using the sun, covering 50 to 60% of your annual hot water needs. SEAI grants are available but amounts vary. Check current rates at www.seai.ie.
Do You Qualify? Quick Checklist
Basic eligibility for most SEAI grants:
- Your home was built and occupied before 2011 (for insulation grants)
- You own the property (you can be owner-occupier or landlord)
- You have access to an MPRN (Meter Point Reference Number) from your electricity bill
- You have not received the same grant before for the same measure on the same property
Special eligibility (get HIGHER grant amounts):
- First-time buyers: If you purchased your home on or after 1 January 2025, you get €2,500 for attic insulation (instead of €2,000)
- On qualifying welfare payments: You get €2,500 for attic insulation and €2,300 for cavity insulation (higher amounts). Qualifying payments include Fuel Allowance, Job Seeker's Allowance, Disability Allowance, Carer's Allowance, One Parent Family Payment, Domiciliary Care Allowance, and Working Family Payment.
Two Ways to Apply: Choose What Suits You
Option 1: Individual Grants (DIY Approach)
You manage the project yourself. You find the contractor, oversee the work, and claim the grant after completion.
Steps:
- Apply online at www.seai.ie or download an application form and post to SEAI
- Wait for SEAI approval (typically approved within a few minutes online, or 5 working days by post)
- You have 8 months from approval to complete the work with a SEAI-registered contractor
- Work is completed
- Get a post-works BER assessment done by a registered SEAI BER Assessor
- Claim the grant from SEAI (they reimburse you)
Pros: You have full control. You choose the contractor. You can do upgrades at your own pace. Cheaper overall because there is no middleman.
Cons: You have to manage the process. You pay upfront and claim the grant later. More paperwork.
Option 2: One Stop Shop (Hands-Off Approach)
An SEAI-approved provider manages everything from survey to completion. They apply for the grant, deduct it from your bill, and coordinate all contractors.
Steps:
- Contact an SEAI-approved One Stop Shop provider (they handle marketing and sales)
- Receive free home energy assessment and survey
- The provider applies for grants on your behalf
- Provider coordinates all contractors
- Work is completed to completion
- Provider arranges post-works BER assessment
Pros: Completely hands-off. Grant is deducted upfront, so you only pay the balance. Single point of contact. Larger scope projects (multiple measures combined) often get better grant amounts through One Stop Shop route.
Cons: Limited choice of contractor. Higher total cost due to provider markup. Less flexibility.
Do You Have a BER (Building Energy Rating)?
A BER certificate rates your home's energy efficiency on a scale from A (most efficient) to G (least efficient). It shows which areas of your home are losing the most heat.
You probably have a BER if: You have bought or rented your home since 2009 (BER certificates have been required for all house sales and rentals since then).
You do not have a current BER if: Your certificate is more than 10 years old (they expire). Or you have never had one done.
What to do: Get a BER assessment done. It costs €150 to €300 and takes 1 to 2 hours. The BER Assessor walks through your home, checks insulation levels, heating system, windows, and produces a detailed report showing exactly where you are losing heat and what upgrades would be most effective. Many SEAI grants cannot be claimed without a post-works BER anyway, so it is worth doing upfront.
How Much Could You Save?
The payback depends on your current heating costs and which upgrades you choose. Real examples:
Example 1: Attic Insulation Only
- Typical cost: €2,500 to €3,500
- SEAI grant: €2,000
- Your cost: €500 to €1,500
- Annual savings: €250 to €400
- Payback: 1 to 3 years
Example 2: External Wall Insulation
- Typical cost: €18,000 to €22,000
- SEAI grant: €8,000
- Your cost: €10,000 to €14,000
- Annual savings: €400 to €700
- Payback: 14 to 35 years (but home is dramatically warmer and more comfortable immediately)
Example 3: Heat Pump Replacement

Important Dates and Deadlines for 2026
- 2 March 2026: Windows and Doors grant launched. Second wall insulation measure option becomes available. Enhanced grants for welfare payment recipients came into effect.
- 8 months from approval: You must complete work after receiving SEAI approval letter
- Applications rolling basis: Most SEAI grants are available on a rolling basis. Apply now; do not wait (funding can run out in high-demand periods)
For Landlords and Rental Properties
If you rent out your home, you can still get SEAI grants. However, you must improve the property to at least B2 energy rating. Tax relief is also available: you can deduct up to €10,000 (net of grant) from rental income for retrofit works on up to three properties from 2026 to 2028.
Special Grant: Warmer Homes Scheme (If You Receive Certain Welfare Payments)
If you receive Fuel Allowance, Job Seeker's Allowance, Disability Allowance, or certain other social welfare payments, you may qualify for the Warmer Homes Scheme. This provides 100% funded energy upgrades at no cost to you. However, waiting times are currently 24 months from application to completion.
Good news: From March 2026, if you are on the Warmer Homes waiting list, you can access enhanced individual grants for attic and cavity insulation immediately (€2,500 and €2,300 respectively). This does not affect your place on the Warmer Homes waiting list. You can get your attic and walls done now and stay on the waiting list for other measures like heat pump later.
Special Grant: Home Energy Upgrade Loan Scheme (Low-Interest Financing)
If you do not qualify for grants, or grants do not cover the full cost, you can get a low-interest loan. The Home Energy Upgrade Loan Scheme offers loans from €5,000 to €75,000 through participating financial institutions. Loans can be used alongside grants to cover remaining costs.

2026 is genuinely the best year to upgrade your home. Grant amounts are at record levels, the government is offering €558 million across 70,000 homes, and your heating bills are not getting cheaper on their own.
